Residential Bridging Loan.

A regulated mortgage contract is defined as a loan to an individual secured by a first charge on land in the UK, where the property is to be at least 40% used by the borrower or a member of his immediate family.

Goldentree do not provide or arrange regulated mortgage contracts.

Our residential bridging loan product is designed to finance transactions which involve a residential property, but not one which is the borrowers' main domestic residence.

We don't operate on fixed LTV's but do want to see the borrower committing their own cash or assets to the deal.

We visit every property we finance and meet every borrower personally.

This product can finance:

  • Purchase at "Under-Value"
  • Auction Purchases
  • Refurbishment Deals
  • Capital/Equity Release
  • Deals that need a fast completion
  • Deals which involve a planning change
